Alder delivered a comprehensive cladding replacement on Tower 1 Reflection on the Sea, removing the existing aluminium composite panels and installing compliant non-combustible systems across multiple areas of the tower.
Project value has been adjusted to reflect approximate current-day value as at 2025, based upon industry recognised construction indexation published by Rawlinson.
Replaced non-compliant combustible cladding across the 22-storey Reflection on the Sea residential tower while maintaining safe access for residents, retailers and pedestrians throughout the project.
Following a Building Fire Safety Risk Assessment, Alder removed and replaced identified aluminium composite panels with a polyethylene core and installed compliant non-combustible cladding. The works improved compliance with contemporary fire safety requirements across multiple areas of the building.
Rectification works were carefully staged across residential and retail areas to reduce disruption to occupants and business operations.
Cladding replacement on the rooftop halo structure was completed using a fully encapsulated scaffold system surrounding the work zone.
Exclusion zones, hoarding panels and clear signage were established across the podium deck to protect residents and visitors during removal and installation activities.
Old and new cladding materials were transported using a 25-tonne city crane to a podium staging area before being redistributed with a one-tonne hoist.
A fully encapsulated gantry scaffold was erected over a busy pedestrian thoroughfare at the northern entrance. The structure incorporated directional signage and allowed continued access to surrounding hospitality and retail venues while works were undertaken overhead.
During cladding removal, significant salt corrosion was identified within sections of the structural steel framing. Alder repaired and repainted the affected steelwork, removed and reinstated glazing panels, and completed the necessary upgrades to meet code requirements.
The project involved extensive safety planning, logistics coordination and stakeholder communication across an occupied mixed-use building. Works were delivered while maintaining the building's architectural character and keeping key stakeholders informed throughout the program.
Alder delivered a comprehensive cladding replacement, removing existing aluminium composite panels and installing compliant non-combustible systems across multiple areas of the tower.
Works included detailed surveys, removal and reinstatement of services, and cladding replacement to rooftop structures, awnings, ventilation elements and building façades. Construction was carefully staged across residential and retail zones to minimise disruption, with innovative access solutions and strict safety controls implemented, including encapsulated scaffolding and clearly defined exclusion zones.
Alder managed complex logistics involving heavy material handling and coordinated works within a live environment, while also addressing unforeseen structural repairs identified during removal. The result was a compliant, high-quality façade upgrade delivered with a strong focus on safety, coordination and stakeholder communication.
