Transforming one of the Gold Coast’s most recognisable towers, the 77-storey Peppers Soul building underwent a comprehensive façade renewal to maintain its performance in a demanding coastal environment. Alder delivered a full building audit followed by the repainting of all previously coated external surfaces, including the superstructure, rooftop features and shared access areas, ensuring the building remained protected against ongoing exposure to salt, sun and weather.
Project value has been adjusted to reflect approximate current-day value as at 2025, based upon industry recognised construction indexation published by Rawlinson.
Delivered within programme despite environmental and logistical challenges.
Alder undertook a building audit and external repaint of all previously painted façade surfaces, including the superstructure, rooftop concrete feature, porte-cochere, stairwell landing and external doors.
The project required a combination of rope access, swing stage platforms and room access systems to reach complex and difficult-to-access areas of the 77-storey tower.
A total of 289 apartments across multiple dwelling types were repainted as part of the project. The varied apartment configurations required a tailored management approach to coordinate access and works around resident availability.
The façade renewal was delivered within a live residential and hotel environment which required close coordination with residents, building management and the hotel operations team to minimise disruption throughout the program.
The project team planned works around wind, rain, sun exposure and coastal salt contamination to maintain application quality and protect the long-term performance of the coating system.
High-grade timber hoardings, gantries, netting systems and banner mesh were installed around retail and public areas to protect pedestrians and maintain the presentation of the busy streetscape while works were underway.
The project required detailed traffic and pedestrian management due to its location in the heart of Surfers Paradise. Construction activities were carefully coordinated around major events including the Gold Coast 500, Pacific Airshow, Gold Coast Marathon, Gold Coast Show and Schoolies.
Transparent communication formed a key part of project delivery, with ongoing engagement between residents, building management and hotel representatives.

Delivered within a live residential and hotel environment, the works required careful planning, stakeholder coordination and a highly adaptable approach. Alder managed access across 289 apartments using a combination of rope access, swing stages and internal entry, while maintaining clear communication with residents, hotel management and event stakeholders. Environmental factors such as wind, rain and coastal conditions were continually monitored, with sequencing adjusted to minimise salt contamination and ensure consistent application quality.
A high-performance Dulux Acratex coating system was applied to achieve a durable, long-lasting finish, incorporating Green Render Sealer and AcraSkin to strengthen protection against moisture ingress, carbonation and surface cracking. Despite logistical and environmental challenges, Alder completed the works safely and within program, delivering a high-quality result that preserved the building’s iconic presence and extended the lifespan of its façade.
