This stage focused on enabling infrastructure, including external roadworks and a signalised intersection upgrade on Napper Road, internal roads, bulk earthworks, stormwater drainage, and services reticulation. Additional works included dam relocation, bus stop construction, and hard and soft landscaping.
Environmental management was a critical component of the project. Alder implemented stringent erosion and sediment controls, water quality monitoring, and acid sulphate soil treatments. A tailored dewatering solution was designed for the existing dam, with fish and turtles relocated to a nearby water body. Tree protection zones were maintained within known koala habitats, and wildlife experts assisted in relocating fauna safely. The team also managed major water main upgrades and live connections under strict coordination with authorities.
Delivery was achieved despite two significant flood events in 2022 and challenging groundwater conditions. Over 2,000 tonnes of unsuitable material were removed, and 4,000 tonnes of imported rock were placed to stabilise ground conditions and line the new dam. Works were completed adjacent to operational facilities, including the golf club and Gold Coast Titans training ground, under live traffic conditions and night works with police control.
