Following a series of catastrophic flood events in 2017 and 2022, a landmark land swap initiative was introduced to help future‑proof flood‑affected businesses in South Murwillumbah. As part of this Australia‑first approach, Alder delivered the development of a new industrial precinct at Industry Central on Lundberg Drive, providing flood‑free land to support the relocation of local businesses.
Project value has been adjusted to reflect approximate current-day value as at 2025, based upon industry recognised construction indexation published by Rawlinson.
Delivered the subdivision works required to support the relocation of flood-affected businesses from South Murwillumbah to higher ground.
Alder prepared the complete detailed design documentation for the subdivision, providing the foundation for the delivery and certification of 11 industrial lots and associated infrastructure.
The project involved approximately 110,000m² of bulk earthworks, including clearing and grubbing activities.
Strict environmental controls were implemented, including water quality monitoring of a tributary leading to the Tweed River. The project also complied with the Fire Ant Emergency Order due to known infestations in the surrounding area.
Extension of two existing entry roads, construction 840m of new internal roads and 1.7km of concrete footpaths including landscaping and streetscapes.
Alder coordinated and installed extensive underground infrastructure, including 1,280m stormwater lines, 830m of sewer, 880m of watermain, 900m of electrical and NBN services throughout the development.
Construction was undertaken along a busy industrial road while maintaining access for neighbouring businesses which required detailed traffic and pedestrian management measures to ensure safe and uninterrupted operations.
Close coordination with Essential Energy and NBN Co was required to secure approvals, schedule inspections and facilitate service connections across the development.
Local businesses were engaged to deliver significant civil, electrical and communications work packages, supporting regional industry involvement throughout the project.

As part of this Australia‑first approach, Alder delivered the development of a new industrial precinct at Industry Central on Lundberg Drive, providing flood‑free land to support the relocation of local businesses.
Alder was engaged to design and construct a 14‑hectare industrial subdivision, preparing the site for the initial relocation of six businesses. The works included the delivery and certification of 11 industrial lots, extensive bulk earthworks, and the construction of new internal roads, footpaths, landscaping and public infrastructure to create a fully serviced, functional industrial estate.
The project was completed under strict environmental and safety controls, including water quality monitoring near the Tweed River, compliance with invasive species management requirements, and careful traffic and pedestrian management along a busy industrial corridor. Alder also worked closely with utility providers and local contractors to coordinate approvals, deliver underground services, and maximise local industry participation, ensuring both technical excellence and lasting community benefit.
