Multi-stage retail development delivered ahead of programme, creating a growing commercial hub for the Hope Island community.

Accelerated Delivery

Both stages were completed ahead of their original construction programmes through effective planning and site management.

Complex Structure

Large areas of the development were constructed on suspended lightweight floors positioned over a steep embankment.

Architectural Finishes

The buildings incorporated combinations of tilt-up panels, lightweight wall framing, rendered expanded polystyrene cladding, feature tiling and aluminium composite panelling.

Feature Awnings

Extensive cantilevered awning structures were constructed around the building perimeter, incorporating structural steel framing, metal roof sheeting and aluminium soffits.

Sustainable Water

Large rainwater tanks were installed beneath suspended floor structures, with harvested water reticulated for toilet facilities and landscaped areas.

Future Infrastructure

The project included gas reticulation, a padmount transformer and a main switchboard designed to support both the current development and future expansion stages.

Retail Facilities

Stage 2 included the construction of a loading dock, retaining walls, car parking facilities and a partial fit-out of the IGA supermarket.

Tenancy Activation

Coordination with IGA fit-out trades allowed the supermarket to commence trading shortly after building handover.

Dining Frontages

Extensive glass bi-fold doors were incorporated into restaurant tenancies, enhancing connection between indoor and outdoor dining areas.

Stage 2 followed with additional tenancies and car park infrastructure, continuing the development’s momentum and exceeding client expectations.

Across both stages, the design incorporated combinations of tilt-up panels and lightweight wall frames with rendered expanded polystyrene cladding. Cantilevered structural steel awnings with Alutri composite aluminium soffits were installed around building perimeters, along with standalone awnings in the car park. Stage 1 featured suspended lightweight floors over a steep embankment, large rainwater tanks reticulated to toilets and landscaping, and extensive glass bi-fold doors for restaurant tenancies. Stage 2 added feature tiling, retaining walls, a loading dock, and partial fitout of the IGA supermarket, coordinated to allow early trade commencement.

Alder’s proactive design involvement and rigorous site management ensured the seamless delivery of this multi-phase retail precinct.
